Bring new linings and retained rooms into one scope

An extension or substantial room alteration often needs different treatment on either side of the same junction. New plasterboard may meet old paint, cornice or decorative ceiling work. K & J Interiors welcomes Doonan enquiries that set out those boundaries before work begins. Tell us which parts of the home are staying, what is being added and how far the finishing should extend. That distinction helps builders and homeowners plan installation alongside repair and reinstatement.

01

Extension linings at the connection to the house

Provide plans of new walls and ceilings plus photographs of the existing rooms they connect to. Identify changes in height, door openings and any retained lining at the join. New framing and services must be ready before fixing; joint setting and sanding then form part of the finishing sequence. State whether adjoining old surfaces are included or excluded from the work.

02

Decorative ceilings and cornices worth keeping

If the renovation retains a cornice profile or decorative plasterwork, photograph the complete feature and its damaged edges before removal starts. Condition, support and available details affect repair and replacement options. An exact profile match cannot be assumed. Clarify which features need protection while neighbouring linings are removed or installed.

03

Square-set and bulkhead transitions between rooms

A new ceiling edge or bulkhead needs to relate to the retained room, not just the new floor plan. Show where cornice ends, where square set starts and how ceiling levels change. Suitable framing, junction preparation and finishing should be considered together. Curved-wall or recessed details also need a defined shape and agreed lining scope before installation.

04

Repair boundaries after internal strip-out

Removing a wall, cupboard or ceiling section can uncover damage beyond the visible finish. Send photos once the affected area is safely accessible and distinguish sound retained lining from material proposed for removal. Repairing a small area and relining a whole room are different jobs. Relevant framing or services work needs to be resolved before the opening is closed.

05

Painting across old and new plaster surfaces

Confirm whether the finish includes only new linings or extends across adjoining retained walls and ceilings. Old paint and fresh plasterboard need their respective preparation considered. If carpentry changes trims or openings, record that as a separate part of the renovation. A clear paint boundary helps avoid leaving the expected room finish undefined.

Keep moisture work separate from interior reinstatement

A renovation may expose water-damaged or mould-affected linings, but replacement plasterboard does not resolve the cause. Identify who is addressing leaks, required drying and any specialist mould treatment. The replacement extent depends on the affected material and surrounding conditions rather than an assumption that all ceilings in a Doonan property need relining.

Before strip-out, mark decorative details and adjacent surfaces that should remain. Agree access for removal, the work other trades must complete and the finish at each reinstatement edge. The following photographs show damaged lining and exposed framing at different work stages, not a completed local restoration or evidence of a particular damage cause.

Doonan between Eumundi and Noosaville

Doonan sits in the countryside between Eumundi and Noosaville, with Verrierdale and Weyba Downs among surrounding localities. This helps position a property enquiry without treating every address as the same kind of home. A locality name is not evidence of acreage access, timber construction, building age or a particular renovation requirement.

Use the actual property address and explain materials access, the rooms involved and whether people will occupy adjoining areas during the work. For an extension, builders can include plans showing its connection to existing rooms. Property managers can identify approvals and the contact arranging access. Existing pages for Eumundi, Noosaville and Noosa provide nearby service information.

Doonan renovation plastering questions

How should I show where an extension joins existing rooms?

Include the connection on the plan and send photographs from both sides. Mark retained cornice, lining edges, ceiling levels and openings. Explain whether the old room also needs patching or painting, rather than listing only the new wall area.

Can decorative plasterwork stay while nearby ceilings are replaced?

Retention may be an option depending on its condition, support and the removal scope. Photograph the feature and surrounding damage before work starts. Discuss protection and repair boundaries without assuming every piece can be retained or exactly matched.

Should new and old surfaces be included in the same painting scope?

Specify the result you want: new surfaces only, adjoining walls or entire connected rooms. Different surfaces can require different preparation. The quote should identify paint coverage rather than assume a small repair includes a whole-room repaint.

What access information is useful for a Doonan enquiry?

Describe actual entry, parking and materials-handling arrangements, along with rooms that remain occupied. Provide the authorised contact and any site restrictions. Do not rely on the suburb name to explain access or assume a booking time before the job is assessed.
