Make retention decisions before strip-out

The most useful renovation brief identifies what should remain as clearly as what should change. If a Pomona project includes existing cornices, decorative plaster or a ceiling you hope to retain, record those details before removal starts. K & J Interiors welcomes enquiries that distinguish protection, repair and new lining installation. This approach suits a single altered doorway as much as connected rooms, without assuming the building has any particular age, construction style or heritage status based on its location alone.

01

Assess decorative details before removal

Photograph the complete feature, its edges and any visible damage before surrounding material is removed. Repair options depend on condition, support and the detail involved. Identify which elements matter to the renovation and where replacement might be acceptable. Neither successful retention nor an exact reproduction should be assumed from a photograph alone.

02

New board beside retained room finishes

Plans should distinguish fresh wall and ceiling linings from existing surfaces being kept. Show openings, ceiling heights and the join between old and new work. Framing and concealed services need to be ready before installation. Include preparation of adjoining edges so the scope covers the connection, not only the new board area.

03

Cornice runs interrupted by alterations

A removed partition or widened opening can leave a break in an otherwise retained cornice. Supply a close profile view and a photograph showing the full run. Lengths, corners and available matching options affect the proposal. Where a different junction is preferred, discuss how the change will terminate against the remaining room detail.

04

Repairing the traces of removed fittings

Old cupboards, shelves and wall fixtures can leave several repair conditions behind one removal. Show torn paper, holes and disturbed corners separately once safely exposed. Any electrical or plumbing work must be completed before closure. Agree whether the surrounding wall stays largely intact or needs broader preparation to reach the intended finish.

Scope repairs after internal changes

05

Painting without an undefined stopping point

Retaining a feature does not mean all surrounding paint can remain untouched. Describe whether painting includes the repaired detail, adjoining ceiling or complete room. Surface preparation may differ across old paint and new plaster. Identify trims and other carpentry separately, and discuss finish boundaries before assuming a local repair includes a room repaint.

Different junctions require deliberate setting

K & J photographs of bulkhead construction and curved-wall setting illustrate finishing methods. They are not identified as Pomona projects or examples of a particular local building style.

Do not let cosmetic retention conceal a damaged lining

A feature worth keeping still needs its surrounding material considered. Cracks, loose edges and water marks can affect how adjacent linings are removed or repaired. If movement or water entry remains unresolved, arrange the relevant investigation rather than treating decorative patching as a remedy for the underlying problem.

Where removal is proposed, record the protection boundary and the work required before replacement. Drying, specialist mould treatment and assessment of suspected hazardous materials sit outside ordinary cosmetic reinstatement. The damage photographs show separate stages of lining work, not a Pomona restoration record or a promise that every existing feature can be saved.

Protect the design intent through the renovation

  1. 01

    Create a retention record

Photograph cornices, ceiling features and room edges. Mark which details must stay and which can change.

  2. 02

    Resolve the interfaces

Discuss condition, protection and the meeting points between retained material and new plasterboard before strip-out proceeds.

  3. 03

    Finish the agreed composition

Confirm replacement details and painting boundaries so the retained features and new surfaces form a clearly specified result.

Pomona within the Noosa hinterland

Tourism Noosa identifies Pomona as a Noosa country town, while its Biosphere Trails information describes the Cooroora Trail connection between Pomona and Cooran. These are geographic references only. A Pomona address does not establish heritage status, decorative ceilings or a particular wall construction.

If your enquiry involves retained plasterwork, send photographs of the actual detail rather than relying on a description such as traditional or original. Include the site address and the person authorised to approve changes. Existing Eumundi, Tewantin and Noosa coverage pages offer other regional reference points.

Questions about keeping existing Pomona interiors

Should cornice be photographed before a wall comes out?

Yes. Photograph the profile, corners and complete run before removal. This preserves useful information about the junction and helps distinguish retained sections from material affected by the alteration.

Can an ornate ceiling always be repaired in place?

Not always. Its condition, support and surrounding work affect the options. An assessment is needed before retention, partial replacement or reproduction can be discussed meaningfully.

Does a Pomona address imply heritage requirements?

No. Any relevant property-specific controls or approvals need to be checked separately. The locality name alone is not evidence of heritage listing or a particular construction period.

What if the old cornice profile is unavailable?

Discuss the available repair and replacement options before removing more material. A deliberate change across a defined run may be preferable to assuming an exact match can be obtained.
